and we are able to "think through" and plan ahead when designing and engineering your project - as if we were going to be the builder for your project. (we're not, but we get asked frequently if we will :)
Because of our decades of experience and our extremely linear process of designing your Plans from the "Ground - Up", we often-times are able to catch what we call "Pitfalls" that we anticipate will happen during the construction of your project. To help minimize these construction pitfalls, we may incorporate additional drawings, views and detail notes to help both you and your Contractor.
Adding these extra details in your Plans may save you additional $$$'s in "Change Orders" and "Slow-Downs" during the construction of your project.
While it's not a perfect art, discussing any potential pitfalls we may discover during our design process, and adding details to the plans to address them is why

When it is time to hire and build, having a clear visual understanding of expectations between the client and the contractor saves time, unnecessary expense, change orders and conflict that may occur on your project.

If you would like a copy (watermarked) of any specific renders we display,

START YOUR PROJECT AHEAD OF THE CURVE
We engage your (or our referred) builders at the beginning of your design project. Having the builders and trades involved in the beginning of the design process creates a seamless transition from design to completion of your project.
Kohr3D™ CONTRACTOR REFERRAL NETWORK
We continually develop our network of "vetted" builders and trades here in Texas and across the United States. You may utilize these builders of whom have provided the minimum required information to include:
- Contractors License (if applicable)
- Trades License (MEP's mechanical, electrical, plumbing)
- Liability Insurance (current - minimum or better)
- EIN# or TIN#
- Business License (if required in your area)
- 5 Verifiable Recent Client References
- 5 Verifiable Recent Trades References (e.g. sub-contractors, suppliers)
- 5 Pictures of their Best Work
You are ultimately responsible for hiring whomever you feel comfortable with to build your project, however the items listed above are the minimum
suggested items you should consider researching prior to hiring your builder and trades.
While Kohr3D Design Group may provide you referrals to our Network Contractors, we are not responsible in any manner for the outcome of your project or any contractual or obligations otherwise between you (the Client) and any referred or hired builder.

Construction projects sometimes encounter hic-ups along the way. We provide you an opportunity to enlist our "Remote Project Consulting" services to assist you and your builder during your project. Avoiding slow-downs, excessive change orders, and a variety of other issues that may occur on your project by enlisting our remote services to assist your project in being more efficient and timely.
